Charval Place Park
At its March 22, 2010 meeting, District of Sooke Council directed staff to proceed with the park disposition process for Charval Place Park with an RS-3 Small Lot Residential Zone Option.
Located on Charval Place, this park is approximately 4,875.5m2 which represents two park dedications, one of 907.5m2 made under Plan 40027 and one of 3,968 m2 made under Plan VIP59354. The dedicated portion on Plan VIP59354 features a trail connection to Larkspur Road.
The current zoning is P1 (Public Recreation Zone) surrounded by single family residential land uses. This proposed disposal could allow for the future rezoning of the former park land to RS-3 (Small Lot Residential Zone) lots, which have a minimum lot size for subdivision purposes of 350m2. With the RS-3 Zone, approximately five, 600m2 lots could be created while retaining approximately 2,000m2 of park space including a trail connection between Charval Place and Larkspur Road. No duplexes are permitted in the RS-3 Zone. However, secondary suites and small suites are permitted on lots 600m2 or larger.
The next step in the process will be for staff to prepare a report to Council, accompanied by a bylaw for Council’s consideration.
