Property Taxes
The District of Sooke’s property taxes help fund essential services and community priorities.
Each year, the District collects property taxes on behalf of multiple organizations. About 46% of the taxes collected stay in Sooke to fund municipal services such as 24/7/365 fire rescue and policing, emergency management program, parks maintenance, local roads and drainage, and community planning.
The remaining 54% is collected on behalf of external agencies, such as the Capital Regional District, Provincial School Tax, and the Regional Hospital District. These agencies set their own tax rates independently. All property taxes and utility charges are included on one notice, so you don’t have to manage multiple bills.

Property Tax Notices
Property tax notices are available in your MyCity account by the third week of May each year. You can view your current and past notices, check account balances, and access payment history online at any time.
To make things easier, you can also sign up in MyCity to receive your property tax notice by email. This helps reduce paper use and ensures you receive your notice quickly and securely.
Taxes are due and payable on the first business day in July each year.
You are responsible for ensuring your property taxes are paid by the due date, even if you have not received your notice by mail or email.

Home Owner Grant
Property owners who occupy their property as their principal residence may be eligible for the Provincial Home Owner Grant. Most eligible property owners qualify for the regular grant (also called the basic grant). You may also qualify for an additional grant.
Applications are made directly to the Government of British Columbia each year.

Note: Home owner grants must be claimed every year you are eligible. Failure to claim the grant before the due date will result in a 10% penalty on the outstanding amount.
Property Tax Deferment
Eligible property owners may apply to defer payment of their annual property taxes through the Provincial Property Tax Deferment Program.
This low-interest loan program, administered by the Government of British Columbia, allows qualifying homeowners—such as seniors, surviving spouses, or persons with disabilities—to delay payment of their property taxes until the home is sold or ownership is transferred.
Applications are made directly to the Province each year.

Outstanding Taxes and Penalties
A 10% penalty is applied to all unpaid current-year taxes at the close of business on the tax due date.
To avoid penalties:
- Pay your taxes before the deadline.
- Claim your Home Owner Grant (if eligible).
- Ensure your financial institution or mortgage provider submits payment on time.
Unpaid property taxes from prior years are subject to interest and may result in tax sale proceedings as required under the Community Charter.
About Property Taxes
Each year, Council adopts a Five-Year Financial Plan that outlines anticipated revenues and expenditures.
To balance the budget, Council determines the amount of revenue required from property taxation.
This amount is converted into property tax rates—also known as mill rates—which apply to each $1,000 of a property’s taxable assessed value.
Rates vary by property class (residential, business, light industry, etc.).
Property tax revenue helps fund services such as:
- Fire Rescue and emergency management
- Policing and bylaw enforcement
- Roads, sidewalks, and drainage maintenance
- Parks, trails, and facilities upkeep
- Planning and development services
- Administration and community engagement
