Health Centre and Housing Project Progressing in Sooke on Wadams Way
The District of Sooke is moving forward with key partners to improve access to health services and housing at 6651 Wadams Way.
Catalyst Community Developments Society is the successful proponent to develop the proposed health centre and housing project at 6651 Wadams Way. Catalyst is a BC-based non-profit developer and operator of rental housing and community servicing spaces. Catalyst has a proven track record of delivering high-quality health care spaces and housing co-located together in one building.
The proposed six-storey, mixed-use building will include 80 rental apartment homes (30% of which will be rented at 20% below market rates), a health centre and additional medical services space. This innovative project will integrate rental housing affordable for middle-income households with integrated health services to support the needs of the Sooke community.
The District is contributing municipally owned land through a long-term nominal lease to help make the project financially viable. The District and Catalyst are working in partnership with the Ministry of Health and Island Health and will be seeking funding and financing through the Province’s BC Builds program to realize the project vision.
“This project exemplifies the collaborative approach we need to build healthy, inclusive communities,” said Maja Tait, Mayor of Sooke. “By working with a leading non-profit developer and the other project partners, we’re transforming publicly owned land into a lasting community asset.”

Construction is targeted to begin within 18 months, with completion expected approximately 20 months after breaking ground.
This project is guided by the District’s Official Community Plan and the Sooke Lot A Design Report (2019), which envisions the Town Centre as a vibrant civic hub integrating housing, public amenities, and health services in a walkable and sustainable setting.
